JUDGMENT判断When a mall stops calling itself a "one-stop shopping center" and starts calling itself a "social reactor," that is not a copywriting upgrade. It is commercial real estate finally admitting the building itself is no longer worth much — what's valuable is who it can gather, and for what reason.

FACT事实Two cases this week belong side by side. In Beijing's Wangjing, the former Fangheng mall was repositioned as a "social-reactor-style youth-trend symbiote," packing 66 first-in-China stores into a roster of 300 brands. In Guangzhou's Knowledge City, a new project runs a dual concept — "POD park-style retail + fan-friendly commerce" — designed to turn the 2 million annual concertgoers at the Baoneng arena into a complete, walkable spending path.

SPECULATION推演I'd give both playbooks one name: nickname positioning. Malls used to describe themselves by what they contained ("full-category," "urban complex"). Now they describe themselves by what you do there ("you come here to…"). The shift underneath: transactions no longer happen inside the mall; what happens is the meeting. Whoever admits this first can swap the leasing logic from "complete assortment" to "complete scene."

OPINION观点Jingcheng watches this change at the elevator bank. The real test isn't the concept launch — it's three years later. Are those first-in-China stores still alive? Do people actually stay after the show ends? A nickname can charm for a season, but in the end a mall gets renamed by its floor plan and its tenants.

Note, 28 September 2026: V-HUB opened on August 22 as announced, with all 66 first-in-market stores delivered — 15 Beijing debuts (Xiaocongshan, Yunshan Feichuan and others), 11 Chaoyang debuts (Neniu Family fresh-boiled beef, Taoke New Continent and others) and 40 Wangjing debuts (Ito Yokado, Chayueshan and others), with the Ito Yokado supermarket opening on the lower ground floor at the same time (source: Beijing Municipal Commerce Bureau, republishing V-HUB's own announcement, 4 and 6 August 2026). The judgment stands, but the date of the test moves forward one notch: the renewal rate of those debut stores three months after opening says more about whether the nickname held than the opening-day footfall does.
